Your home is more than walls. It's where your kids sleep, where everything that matters lives. We quote homeowners, renters and condo insurance in Reno, Sparks and Sun Valley by comparing 8+ carriers. ITIN accepted, no-nonsense advice.
What's covered
Not all home insurance is the same. A complete policy covers these six main fronts — each with a limit we tune to your situation:
Rebuilding the house if fire, storm, vandalism or explosion damages it. The limit should match the real rebuild cost, not the market price.
Furniture, clothes, electronics, jewelry, tools. Pays replacement or actual value depending on the policy. High-value items (fine jewelry) usually need a separate rider.
If someone gets injured on your property or your dog bites a guest, it protects you from lawsuits and medical bills. Typically $100,000–$500,000 limit.
"Additional Living Expenses": hotel, meals out, laundry if your home becomes uninhabitable while it's being repaired. Usually 20% of dwelling value.
Detached garage, shed, fence, pool, guest house. Usually 10% of Coverage A automatically applies to these structures.
Medical payments for guests injured at your home without them having to sue. Small amount ($1,000–$5,000) that avoids conflicts with neighbors and friends.
Policy types
The right policy depends on whether you own, rent or live in a condo. We explain in plain English which one you need:
Standard policy for people who own their home. Covers structure, contents, liability, additional living expenses. This is the one your lender requires if you have a mortgage.
If you rent a house or apartment. The landlord's policy only covers the building — your furniture, clothes and personal stuff are covered by HO-4. Super cheap and most renters don't have it.
Covers the interior of your unit (walls inward) + belongings + liability. The HOA covers exterior and common areas, but leaves important gaps.
Special cases
Not everyone fits the standard policy. These are three special situations we see daily and solve with the right carriers:
ITIN mortgage programs require home insurance and many agencies don't know how to issue a policy without an SSN. We work with carriers who accept your situation without obstacles.
Check my case →If it's your first house, we guide you step by step: how much coverage you need, which riders are worth it (earthquake, jewelry) and what discounts to ask for at signing (alarm, bundling with auto).
Call →You have a second property you rent long-term or as Airbnb. Standard policies don't cover you correctly. You need Landlord Insurance or Short-term Rental Policy. We handle those.

Each carrier has different strengths: some are cheap on newer homes, others are flexible with ITIN profiles, others have the best renters prices. We know which one to go to for your specific case.
How it works
Quoting home insurance takes a bit more than auto because we need property details. But we're still fast:
Exact address, year built, approximate square footage, number of bedrooms, alarm system. If you don't know something, we look it up together in the county system.
We run the data through 5–8 home insurance carriers. We present 2–3 real options with their differences (deductible, limits, extra riders). No aggressive sales.
You choose, pay the first month and coverage starts on the agreed date (typically your mortgage closing if new home). We send the full policy by mail.
